Late last month, Wolfville residents were invited to look at development plans for a residential subdivision on the west side of the community.
The project, as Jacob Ritchie of Ekistics Planning and Design outlined, includes land owned by Sam Kadray and Viking Ventures. It totals 41 acres and will feature a mix of residential styles.
The plan is to join Skyway Drive with Stirling Avenue, while extending Hillcrest Avenue and adding single-family homes, semi-detached homes and three-storey apartment buildings near Highway 101.
The developers are looking at adding over 400 residential units, including 300 apartments.
Ritchie noted the project will be the first test of the sustainability provisions in the 2008 municipal planning strategy.
The citizens attending the meeting asked questions about potential traffic congestion, park areas and woodland buffers.
He added that it will take five to six months before the development gets to town council for a decision.
Speaking for the town’s planning department, Gregg Morrison said that there is enough water and sewage capacity in the town system to handle a development of its size.
An initial development agreement between Sam Kadray and his firm, 2231266 Nova Scotia Ltd., for a portion of the property was first approved in 2004. It was later renewed for another two years, then lapsed.
