One-of-a-kind development premiers in West Hants

A new land-lease development is in the works for West Hants, and it promises to show just how far the mini-home park of old has evolved. Brison Development Limited will officially launch “The Crossing” later this month with the objective of closing the gap between affordable housing and quality, maintenance-free living.

Located in Garland’s Crossing, the development will be largest of its kind in Hants County -- and uniquely serviced with municipal water and sewer.

With only four to five units per acre, developer Mitch Brison said the park would retain a rural atmosphere at a reasonable price.

With housing costs on the rise, he said, a home under $175,000 is a rare find. Comparatively, the mini-homes available at “The Crossing” will range between $100,000 to $125,000 per unit in an area that Brison says will continue to appreciate. “This is really about location,” he said. “A desirable neighborhood is what brings the resale value up for home-owners, and we are going to offer features that others don’t” -- including a great view, proximity to amenities and a moment’s drive Highway 101. “This will attract more people to the area, and that is good for business all the way around,” he said.

The development has generated interest from the baby-boomer population, which, Brison said, is likely their target market. And it makes sense because the development is ideal for empty nesters who are ready to downsize. “’The Crossing’ is a great alternative to purchasing a condo or apartment,” Brison noted. And, because the homes are ‘brand-spanking’ new they will be virtually maintenance free.

Stress-free lifestyle

Residents of “The Crossing” will have the option to purchase customized services packages with their homes so those who choose to live elsewhere else seasonally or take time to travel can make arrangements to have mail collected, driveways plowed, yards maintained and everything in between. “The point is to create stress-free living,” Brison said.

Terms of the land-lease will include protective covenants and park guidelines that will place restrictions on animals, on-site vehicle repair and business development.

In addition, all decks and sheds will be uniform throughout the park, and landscape maintenance will be required. “This will be a top-of the-line community.” “The Crossing’s” display home located at the Hants County Exhibition Grounds has gone a long way to dispel preconceived notions. “People come in and say, ‘wow, I could live here.’ They really have that home-like feel,” he said.

With the same square footage of an average bungalow, Brison said, the Prestige Homes are top-of-the-line. “We picked Prestige because they build very nice homes; it’s the attention to architectural detail that makes them individualized.”

Because each unit is built off-site, buyers are able to custom design their new homes before delivery.

Brison said the new community would fill a housing void in West Hants. “From a growth and development point of view, we need this here.” He noted that every growth area in the province is developing land-lease options and that, “people won’t come until you build.” Brison Development currently manages 13 subdivisions throughout Metro and the Valley areas, covering a wide variety of housing options. “This will be extremely good for the area, hopefully we will provide something that has been missing here for years.”
